We would rather under-rate a tool than trust its brochure. We push it through the parts that break other tools: back-to-back turnovers and last-minute cancellations. Only then does it get a number — or, sometimes, no number at all.

Each tool runs on an active portfolio — real guests, real turnovers — for a full season before it earns a rating.

How the score breaks down

  • Regional fit — 30%. Whether they actually staff the coast, the mountains or the city you own in.
  • Agreement and compliance — 30%. Whether they can produce the written vacation rental agreement the state requires.
  • Published terms — 25%. Whether you can read the rate card, the add-ons and the notice period without asking.
  • Changeover capacity — 15%. What happens on the Saturday every house in town turns over at once.
We do not hand out numbers for a good demo. An untested tool gets no score, not a generous guess.
