The order is not a popularity contest and it is not alphabetical. Hands-on testing decides the top spot; below it, positions come from published information, pricing openness and gathered owner feedback. Unpublished pricing costs a company places on this list, because you cannot plan around a secret. The weighting we apply:

  • Regional fit — 30%. Whether they actually staff the coast, the mountains or the city you own in.
  • Agreement and compliance — 30%. Whether they can produce the written vacation rental agreement the state requires.
  • Published terms — 25%. Whether you can read the rate card, the add-ons and the notice period without asking.
  • Changeover capacity — 15%. What happens on the Saturday every house in town turns over at once.

A strong position means we would happily introduce an owner to them — it is a judgement, not a warranty. The per-company review is the thing to read before any contract.

Three things to confirm in writing

These three questions save the most money later:

  • The extras behind the headline rate. Cleaning, linen, maintenance mark-ups and onboarding fees hide there — get them itemised on paper.
  • The exit, in writing. Notice period, ownership of the listing and its reviews, and whether calendar and guest data leave with you.
  • The 11pm answer. Who picks up when a guest is locked out on a Friday night — that call, not the sales call, is the product.

From twenty names to one signature

Start by cutting, not choosing: the table above lets you strike the wrong footprints and models in a single read. Then do money in one sitting — published figures side by side, one templated email to the rest. For pass two, a fixed benchmark helps: how much Airbnb management costs — the published two-tier terms — 20% full service, 10% partner, plus a one-time onboarding retainer — and ask each finalist to beat it on the parts you care about.
